Below we have listed the typical documents we require to underwrite and close a transaction:

 

Property Information:

Location, Income, Entitlements, Pictures, Etc.


Financial Statement:
Borrower’s personal financial statement, or a complete 1003 loan application.


Credit Report:
Recent Credit Report/Permission to pull Credit report. (Olympic Coast Investment reserves the right to pull a Credit Report)


Property Valuation:
A deposit for Olympic Coast Investment to have an appraiser of our choosing conduct an appraisal OR confirmation of tax assessed value or existing appraisal. (OCI reserves the right to obtain an appraisal)


Preliminary Title:
Current commitment for Title Insurance.


Confirmation of
Business Use:
Evidence stating loan proceeds to be used for investment, business or commercial purposes.


Ability to Service Debt/Repay Loan:
Year to Date Profit & Loss Statements and borrower’s intended exit strategy.


Miscellaneous:
Names and numbers of current lien holders, lenders and insurance agents.
